Can a lot be staged?

We've got 2 waterfront acres for sale in Edenton, NC. 

Here's a challenge to all you creative stagers...how can you stage land?  Yes, we're keeping it mowed, and yes, there is a bulkhead.  Here's the tour for it: http://tours.justsnooping.com/2294116/?b=false.

Well, let's see...put a lake up to it, add some beautiful skies and amazing views...hmmm, it looks like it has been staged already.

How about a nice bench? Would a little boat filled with plants be too cheezy? We rented a place in Florida on the beach that had a tiki hut-- I wanted that house just because of the tiki hut! I'm not sure tiki huts are for the Carolina's but is there a similar think that evokes that feeling?

Hey, neat idea!  Maybe for NC it could be an adarondack (sp?) chair or two w/a pot of geraniums? 

And for an open house, we could do a cookout!  Hmmmmm.

Wow!!!!

Think about how you'd stage a deck or curb appeal. Stake a picnic table or bench to the ground if needed.  Maybe put in a little rock garden with some wild flowers or something.  Just a little 10x10 area that they can relax in and enjoy the view.  Sitting and soaking up the place would be wonderful if I was shopping for land with those views!!  Tell the realtor to have drinks in the car, soda or wine or something to enjoy in your garden!!

I love the idea of an open house cookout!

What about one of those wooden 2 seater swings overlooking the lake? I'd love to rest with that view!

Trees!  Help out mother nature and the green movement and plant a couple of good sized trees where you know they won't interfere with the eventual house...close to the water's edge?   Do you get enough all year rain that you wouldn't have to worry about watering?  In CA that would be a problem for us. 

Just a thought...everybody loves sitting in the shade on their adirondack chair. :-)

Well of course there is landscaping, which can get pricey and can't be reused. If there is a deck, that could be staged. Or maybe you could set up a chair and a bucket with drinks in it. (Think Corona commercial). This is an interesting challenge.

Right now it's a raw 1.91 acres of potential.  About 1/2 of the lot has mature trees, and the other half is pretty open.  Best part is that this lot is right next to the commons area where there is a covered picnic area and dock.  I think there is a grill there too.

I love the comment about having a place to soak up the sun and the view while considering the lot. 

I'll forward these ideas to our realtor in Edenton...I personally haven't even seen the lot in a couple years!

Here are my ideas, some echo the above. :)

  • A swing set
  • a grouping of potted plants
  • a picnic table
  • a cute bench with plants around it
  • 2 chairs and a table facing the water with blankets and mugs
  • 2 chaise loungers with a table with sunscreen and some magazines
  • An outdoor chess set with two chairs
  • Set up and easle with a fresh canvas and some paints

Does the lake have fish in it or can you fish there?! Maybe have a big fishing pole and next to it a bucket and a tackle box?!

Actually, it's not a like...it's the Albemarle Sound...about 45 mins inland from the Outerbanks.  I guess there are fish, though!  Haven't been down there in awhile (hence, the "for sale" status!)

Susan - I had a client with a section of their property that did not have a lawn - it was at the top of a retaining wall where wild grass and shrubs grew.  She got several of those seed packs with wild meadow flowers and just threw them down.  You would not believe how many of them actually grew. 

From a marketing standpoint I would also consider doing a Real Estate Shows tour for the property.  I would photo the property at different times of day, evening, dawn.  Get some shots of the view as well as the land.  Pictures of the local marina etc and really paint a lifestyle.

I can see the headline now! " Open House/Lot Barbeque  Hotdogs served " Bring your own steak if you want to talk lots.

Quick update: Just heard back from my agent in NC (I had shared the many ideas from this post).

"Susan........The chairs are a wonderful idea - someone further down on Osprey (I think it was lot 21) did just that and it was definitely a drawing card.  But....they did a lot more that just placing the chairs.  They had the lot completely cleared, a nice driveway to the water, flower beds on each side near the water, and the chairs and table right there at the bulkhead so you could sit and enjoy fantastic views.  They spent some money but they did sell the property.   When Travis clears the grass out I will see if we have a good view of the water and a place for chairs.  It would be pretty because your lot juts out into the sound and the views would be great!  Anyway, thanks for the idea - I am open to any suggestions you have.  I want to sell this lot for you!!!"

UPDATE: Our realtor put out a couple chairs overlooking the water, and voila...it's sold!  It had been on the market for a year.  Sorry, no pictures!
